There are a lot of things that can go wrong when you go to buy a house.

We want to make sure that you have a checklist for every single one of those items so there aren’t any issues, from getting pre-approved to the closing table.

That said, something may turn up in the home inspection that could delay or derail your purchase.

Logan Twist just got his first sale. He recently sold a house to a young man who was a little nervous. It was the first time he’s purchased a home by himself. We made the offer subject to a radon test, a home inspection, and getting an evaluated warranty.

One of the major issues revealed by the inspection was the deck. We were concerned about the safety of the deck going in. The handrails was loose, the treads were loose, and there were some floorboards missing. In fact, we were a little apprehensive about walking on the deck. I once fell through a tread that broke and snapped my quadricep off my kneecap, so I sent Logan down instead—he would have a faster recovery time!

Anyhow, this is just one example of an issue that can arise when you are buying a home. We are working on this safety issue right now. We went back to the seller to tell them that we want the deck fixed. If they don’t fix it, we will encourage the buyer to walk from the deal.
