It’s extremely difficult to price your home when comparing it to other homes on the market because of all of the different factors involved. I was recently at a property trying to determine where to price it by looking at a few of these factors, including the siding, landscaping, location, and other major systems in the home. I also looked at the structure of the property, the details, and even the smells. I’m brutally honest in my assessments, but that’s only because I’m trying to get all of my clients top dollar for their homes. To learn more about how I can help you get your home sold with expert advice and expert marketing, watch this short video.

There are a lot of things that can go wrong when you go to buy a house.

We want to make sure that you have a checklist for every single one of those items so there aren’t any issues, from getting pre-approved to the closing table.

That said, something may turn up in the home inspection that could delay or derail your purchase.

Logan Twist just got his first sale. He recently sold a house to a young man who was a little nervous. It was the first time he’s purchased a home by himself. We made the offer subject to a radon test, a home inspection, and getting an evaluated warranty.

One of the major issues revealed by the inspection was the deck. We were concerned about the safety of the deck going in. The handrails was loose, the treads were loose, and there were some floorboards missing. In fact, we were a little apprehensive about walking on the deck. I once fell through a tread that broke and snapped my quadricep off my kneecap, so I sent Logan down instead—he would have a faster recovery time!

Anyhow, this is just one example of an issue that can arise when you are buying a home. We are working on this safety issue right now. We went back to the seller to tell them that we want the deck fixed. If they don’t fix it, we will encourage the buyer to walk from the deal.

From pending to close, there are 88 documented things that can go wrong. That’s why we are here to help you make sure that the transaction gets all the way to closing.

I even have a trailer to help you move into your new home. I’ll explain how that works in more detail in our next video.

In the meantime, if you have any questions about buying or selling a home, just give me a call or send me an email. I would be happy to help you!

What’s the Deal With CBSHome and Berkshire Hathaway?

What is the relationship between CBSHome Real Estate and Berkshire Hathaway?

What is the relationship between CBSHome, Berkshire Hathaway, and Berkshire Hathaway Home Services? It’s a little confusing, so I wanted to clear the air today.

CBSHome, the company I work for, is 100% owned by Berkshire Hathaway. Berkshire Hathaway also owns a company called Black Hills Energy, which is a parent company to Home Services, the company that owns various real estate holding companies. Have I lost you yet?

When Home Services went out to expand into different markets, they wanted to be dominant in those markets. Therefore, they bought companies like Edina Realty in Minneapolis as well as Iowa Realty and First Iowa Realty in Iowa. When they came to Omaha, they bought Home Real Estate and CBS Real Estate and merged them to form CBSHome Real Estate to become market dominant.

We are 100% owned by Berkshire Hathaway

They also bought up a bunch of Prudential franchises in California, which led them to eventually just buying Prudential themselves. Up until then, they had to pay a fee to Prudential for each transaction they made using their name. Once they bought Prudential, Berkshire Hathaway became the ones who were collecting that franchise fee.

This situation is especially confusing in Omaha. However, all you need to know is that CBSHome Real Estate is 100% owned by Berkshire Hathaway and if you have Berkshire Hathaway stock, it behooves you to do business with CBSHome Real Estate. If you’re going to be doing business with us, I’d love to have a chat with you. I have 35 years in the business and I’m still at the top of my game.

If you have any questions in the meantime, don’t hesitate to reach out and give me a call or send me an email. I look forward to hearing from you..
