A Few Things All Buyers Should Know

We have noticed a big increase in first-time homebuyers out in the market. A lot of them don’t even know where to start, so we wanted to share a few different things to consider if you’re in the same situation yourself.

First, you need to get a loan. That’s the golden rule. He who makes the gold makes the rules. In most cases, the lender is the one who makes the gold, so you’ll need to get approved by them first.

Secondly, you need to understand what the loan is going to cost you, both in terms of the down payment and the monthly mortgage payment. You have a few different options for both of them.

You’ll need money for closing costs as well.
You’ll also need some closing cost money. We can actually negotiate with the seller and get them to cover some of them, but not all.

It’s crazy to go out looking for homes without getting qualified with a lender first. Let’s start there and with a conversation about your goals, the steps you need to take, and how we can get there together.

Today my wife Coleen and I have a cool new mobile app that we want to show you that can streamline your home search.

Have you ever been driving around a neighborhood looking at homes and wanted to get information about a particular house, only to find that when you open its mailbox for an informational flyer, there’s nothing there?

As an agent, that drives me crazy. Whoever the agent is that’s listing that home is living in prehistoric times because they have no clue who is taking those flyers. For all they know, it could be the kid down the street using them to make paper airplanes.

As a homebuyer, this app solves this problem for you. While you’re out looking at homes, all you have to do is activate the app on your smartphone and it will show you all the houses that are for sale within a one-mile radius.

If one of them catches your eye, all you have to do is select the house and the app will provide all its specifications—its price, bedroom count, square footage, etc. Everything we see in the MLS you’ll be able to see on this app. If you decide you want to look at the house in person, just let us know and we’d be glad to show it to you.

Tips for Purchasing Lake Properties

Today I’m out on the water, enjoying the lake, and reading a book. If you want to buy a lake property, recreational property, or retirement property, that’s a different ball game than buying a house in the city.

If you buy a house on a lake, you have to consider the boat dock, the boat, and the boat accessories. This particular property also comes with a fire pit and a beautiful veranda with hanging baskets.


There are a lot of factors to consider when buying a lake property.


When you talk about water properties and adding something of recreational value, there are a lot of things to be cognizant of. For instance, this property is on a 330-acre lake, and the owners have access to the whole lake. You need to know what you are buying. This particular lake is not for loud boat parties or jet skiing; this is a quiet lake for pontoon boats only.
